Utilization of end to end BIM solutions in scan to BIM conversion
Scan to BIM is a technology that converts laser scans or point clouds to 3D geometry using the BIM technology. These models are then used for renovation, retrofit or refurbishment of old historical structures, monuments, redeveloping churches or old buildings. These process include re-designing, optimizing old designs, managing the facilities by replacing older equipment’s with new ones etc. Taking an overview of the current scenario, the scan to BIM process does not typically involve only 3D modeling or CAD Drafting it now further penetrates deeper into other facets of Virtual Construction Modelling such as 4D and 5D , Shop Drawings, Revit Family creation, Energy Analysis and Facility Management.
With growth of the construction industry and evolution it is necessary to have an overall BIM knowledge and experience if we want to work on point cloud Modelling. Since renovation and retrofit projects are complex, large scale with lot of risk involved, it is mandatory to have long term and in-depth experience of handling multiple facets and phases of BIM. Initially when survey companies shifted to scanning process from manual surveys, the purpose was to eliminate the laborious tasks during manual survey and subsequently converting it to a 3D virtual model that was as-built in nature. This As-built model was only required to identify the issues in the existing building structure or do a presentation of the design and propose a new layout.
However now the following the benefits that Building Information Modelling offers, a scan to BIM process can be utilized further to gather multitude of data, perform energy analysis and extract takeoffs, asset tagging and further use of this model for facility management. Today Architectural companies, Construction firms, Realtors, Builders, and Surveyors use Building Information Modeling in practically all phases of construction. There are overall many benefits let us talk about how BIM Experience helps us in the scan to BIM process
- Detailed presentation of building in form of 3D geometry: We can develop a 3D model in multiple LOD such as LOD 200, 300 and 500. Usually existing building conditions are modelled in LOD 500 where all the building components are present with the same complexity. However if the model is just developed to present the existing design we do not have to be so precise
- Development of Revit families to match existing components: Scan to BIM conversion also includes converting existing building components of Architectural, MEP and structural disciplines into Revit families either generic or parametric based on the purpose of the modelling. Usually Revit family creation is accomplished for asset management with data such as manufacturer specification, dimensions, colors, material, functionality etc.
- Quantities take off: After converting the laser scans to BIM Models, construction companies can use these models for extraction of quantities, labor cost calculations, overall budgeting of any building structure that needs to be renovated.
- Energy Analysis: These BIM Models can later be used to analyze the current energy consumption of any building along with what changes needs to be made to maximize the consumption keeping in mind the environment. We can even work on implementing solar panels, use more wooden structures and many other factors that can replace the existing material in current structures
- Facility management: Managing a building post construction is very important and needs to be done efficiently. Apart from renovation and retrofit projects, scan to BIM conversion can be extremely useful in facility management. Virtual Construction Modeling is very helpful in eliminating redundant construction as it virtually builds a building structure and guides us through the overall facility management process by providing us with the complete building data post construction. Facility management from a point cloud Model helps in improvisation of an existing structure, determine required changes and any additional changes in design that can help in effective management.
In addition to the take offs we can work on 4D BIM (construction phasing) using Navisworks where a complete project schedule can be developed with a virtual simulation showing how a building is constructed phase wise. We can display the date, time and year alongside a video simulation of how a building will look like when it is constructed. It becomes very easier to document an existing design and also use this geometry to add the proposed design while proposing renovation and retrofit.
Scan to BIM conversion is widely used these days for retrofits too. Since retrofit is a very lengthy and complex process, it is wiser to work with a 3D geometry rather than 2D drafting. Manual surveys are swiftly getting replaced and companies are finding it less stressful to manage renovation projects using Point cloud modeling. Interoperability features in BIM software such as Revit allows the Scans to open seamlessly in the software. Later with the scans in back ground Architect, Engineers and BIM technicians develop a detailed 3D Model with sufficient building data useful in different construction phases.
As we know “necessity is the mother of invention”, the need for a seamless construction process between presentation of an existing structure and proposed design gave birth to point cloud modelling process. Laser scans are easily available, user-friendly and are cost effective too now a days. Though they initially require investment, subsequently they ease out the surveying menace through scanning. Many companies invest in a scanner and perform the scanning alongside the registration process prior to the 3D Modeling stage. However, if companies are not keen in investing in a scanner they can outsource the scanning and registration part to survey companies. By opting to outsource, you can save the investment of scanner and man power both.
Thorough expertise in executing Building Information Modelling projects is a must to implement all stages of BIM post scanning. Any company who has limited knowledge or has a limited area of working will not be able to utilize the benefit of these services to the fullest. Some companies are experts in 3D Modelling but cannot work on other functionalities. Survey companies should always opt for a company that has expertise in providing end to end virtual construction Modelling solutions rather than having a skill set of a single phase.
